When Everything Aligns, and When It Doesn't: An Honest Look at Selling Your Home in San Luis Obispo
If you caught the Tesla Roadster reveal last week, you may have had the same reaction a lot of people did: I didn't know a car could do that?!
A car driving up a ramp nearly upside down. Tesla says zero to sixty in under a second. It's the kind of thing that makes you grin like a kid and want to watch it again.
It's fun to be surprised like that. It reminded me of how it feels when a home sale goes better than anyone expected. Those moments do happen. But after years of selling homes in Newport Beach, Orange County, Los Angeles and now San Luis Obispo, I've learned that surprises are only part of the story.
A Sale I Still Think About
In May 2023, I listed a ranch-style home in Irvine. Mortgage rates had roughly doubled, buyers were stretched thin, and a lot of people assumed the market was cooling off. A bidding war wasn't something anyone was counting on.
My sellers and I decided to price the home competitively. We wanted buyers to see right away that these sellers were motivated and ready to move forward.
The home received over 50 offers and sold for $287,000 over list price.
The sellers were moving to Spokane, Washington. When they got there, their new realtor was amazed by the results they had netted, and they became the talk of the town as the people who got 50 offers on their house.
I don't share that story as a promise. I share it because it shows what can happen when a seller and an agent are aligned and a strong process is in place. Sometimes, big surprises are waiting on the other side.
The Other Side of the Story
Not every listing gets that moment, and I think sellers deserve to hear that up front.
Sometimes a home goes on the market and it simply doesn't connect with buyers the way we hoped. When that happens, the answer is to stay nimble. We pay attention to what the
market is telling us, we adjust, and your agent keeps forging forward on your behalf.
Other times, the answer is patience. Nothing is "wrong" with the home or the plan. It just takes longer. The right buyer hasn't come along yet, and part of my job is helping you stay steady while we wait for them.
Both of those outcomes are normal. They aren't failures. They're part of selling a home, especially in a market that isn't always friendly to sellers.
What You Can Control
You can't control the market, but you can control more than you might think.
Alignment with your agent. The best results I've seen come when the seller and I are working toward the same goal and talking openly along the way.
Being coachable. Selling takes more effort from everyone right now. Sellers who are willing to listen, prepare their home and trust the process give themselves the best chance.
A thoughtful process. I think about it in five steps: purpose, product, price, promotion and plan. That means defining why you're selling, preparing your home as a standout product, pricing it right to spark interest, promoting it to the right buyers, and carrying the plan through from open houses to closing.
A story for your home. Every house is different, so every house deserves its own curated marketing plan. We're not only selling a house. Here on the Central Coast, we're also sharing the lifestyle that comes with it, and helping buyers picture their own life in that home and in this place.
None of these guarantee a particular outcome. What they do is put your home in the best possible position, whether the market rewards you in the first weekend or asks you to wait a little.
Good Things Sometimes Take Longer
One more thought on that Roadster. The concept was first shown in 2017, and the reveal came nine years later. Production is planned for 2028. That's a long road, and I'm sure plenty of people wondered along the way whether it would ever arrive.
When it finally did, it still surprised people.
Selling a home can be like that. Some sales come together quickly and exceed every expectation. Others take more patience and a few adjustments before they land. In my experience, the sellers who do best are the ones who go in with clear eyes, a good plan and a
partner they trust to keep moving forward with them, however the timeline unfolds.
